Our Property Management Services

A Property Manager is a trained professional whose purpose is to preserve or increase the value of the property. Property Management services can be provided in any combination, as required by the Property Owner. Fees are negotiated based on the services provided. All of our Property Managers work with owners to minimize expenses and maximize property value and cash flow.

PROPERTY & BUILDING Inspections

JHL Commercial Properties Maintenance and Property Management staff regularly inspect the property, building or facility, and implement established preventative maintenance plans. We keep you up to date. Each month, every property owner receives a detailed monthly financial report which contains current market trends, financial summaries utilizing Yardi Voyager and updates on all ongoing maintenance issues.

Tenant Management

We track lease expirations, renewals, increases, and all lease related activities. Well before a lease expires, tenant retention strategies are in place. Our staff has the training and experience to negotiate with tenants and provide appropriate leases to maintain occupancy rates. We act as the local contact for tenants and other agencies, ensuring all contact with tenants is handled in a timely and professional manner. Should the need arise, JHL will be on hand to serve all legal notices and address tenant compliant issues.

Building and Maintenance

To complement our Property Management Services, we provide a full range of Building Maintenance tasks. JHL Commercial Properties remains one of the few Property Management Companies in the Northern California area with a dedicated full service Maintenance Division.  

At JHL Commercial Properties, Property Maintenance isn't just about fixing issues as they arise; it's about proactively optimizing and curbing costly repairs. Our success hinges on our ability to foresee, strategize, and implement measures that prevent avoidable maintenance expenses. By embracing proactive maintenance approaches, we safeguard the property's condition, enhancing property value while minimizing repair costs.

Daily Operations

Our full time maintenance staff visits properties daily to perform routine maintenance and respond to owner and tenant concerns. Our tenants know and trust the maintenance staff, and we work with them to ensure positive interaction and a well-kept space. With our quick response time, we are able to resolve issues quickly and at a minimal cost.

Emergency Service

We specialize in problem solving for quick, cost-effective solutions in emergency situations. We are supported by a network of trusted vendors who assist the primary team in addressing the problem at hand. You can trust your investment to our professional maintenance staff.

Preventive Maintenance

JHL Commercial Properties takes the hassle out of remembering and scheduling all those routine maintenance appointments, because WE MAKE THEM FOR YOU! We monitor all service contracts and warranties for your building and schedule needed services when due. We also handle annual and quarterly activities, compliance issues, and inspections. Necessary repairs are planned and performed with agreed-upon circumstances. We care about the details that keep your investment up to the high standards of property ownership.

Porter Services

Maximum curb appeal is maintained through our onsite Porter service. We have full-time technicians whose primary responsibilities are the cleanliness and care of the property common areas, exterior walkways, and parking lot areas.

Financial Services

At JHL Commercial Properties we provide Full-Service Accounting for your investment.  We utilize Yardi Voyager Property Management software to prepare monthly financial reports. 

Financial Services Include:

  • Annual Preparation of the Operating Budget

Janie Bard - Accounting Manager

Janie handles all the accounting for our owners and properties.  She maintains and runs all reports for the company.  Janie’s experience includes working in the management field since 1993, and handling accounting aspects for a majority of that time.

Green” Building

JHL Commercial Properties became a member of the U.S. Green Building Council in 2008. This affiliation has given us resources that we use to research and investigate ways to improve buildings and save money for owners as well as tenants. These environmentally conscious improvements include LED emergency exits signs, photovoltaic panels (solar panels), light bulb recycling, ordering recycled-only paper products, and conserving water with “dry-scaping.”

Our Owner and President, Scott Hill, believes that commercial properties can make a big impact on the environment if each one is operated in a more environmentally conscious way.
